Market Selection

We target markets demonstrating positive growth across three critical factors: population, employment, and income. Additionally, we prefer regions where house prices and rents are on the rise, as these indicators suggest a healthy and expanding real estate environment.

Property Selection

Our focus is on converting 3-star or lower-rated hotels into Class B or C apartments, addressing the need for workforce and affordable housing. We seek properties with 100 or more rooms to achieve economies of scale and maximize efficiency.

Renovation Consideration

We prioritize properties that already include amenities such as kitchenettes or fire suppression systems to minimize renovation time and costs. However, we remain open to considering properties lacking these features if the pricing is favorable and offers potential for a strong return on investment.
